Job Description:

Our client is looking for an experienced Repairs Building Surveyor – Voids  to work on a 37 hour per week contract role to start on the 23-10-17 until the 30-12-2017 with a likely extension.

Hours: 9:00 am to 5:30 pm

Repairs Surveyors to work on Voids or Health and Safety within our Asset Management Team.

Purpose of the role:

To undertake a full range of professional Building Surveying duties relating to the repair, maintenance, improvement and extension of the Client's properties and land, ensuring the council fulfils its statutory and contractual repair obligations, and properties are maintained to agreed standards.


To be the lead officer for the management of all voids related matters.


 Other Employment requirements:

A valid driving licence and access to a vehicle taxed and insured for business use is required.

To provide resilience cover for the Senior Building Surveyor on Health and Safety, Risk Management and post inspections.

To assist senior officers with the delivery of capital projects, responsive repairs and other planned maintenance of commercial and other non-housing properties.  This could involve working on projects or providing cover or support on a particular issue.

To be available to assist with departmental responsibilities in accordance with the corporate Emergency Planning and Business Continuity arrangements, and to take part in the Out of Hours Repairs Service Standby rota.

This job may be suitable for occasional home working.





  • A degree in Building Surveying (or equivalent work experience in a similar role with a HNC/HND in Building Surveying, or Construction related subject)
  • GSCE standard Maths and English
  • Evidence of continuous professional development
  • A valid UK Driving Licence.
  • IOSH qualification or willing to obtain one within 6 months




  • Membership of appropriate professional body such as RICS or CIOB
  • Qualifications in HHSRS
  • Qualified to undertake RD SAP surveys or EPC’s






Detailed working knowledge required on a wide range of different and specialist areas including:


  • Building defects diagnosis and fault finding experience and their remedies, including damp, condensation, subsidence as they apply to traditional and non-traditional buildings.
  • CDM, Building Regulations, relevant Health and Safety and landlord obligations.
  • Equalities Act in relation to repairs, maintenance and improvements of Social Housing
  • Computer literate with sound knowledge of Window based packages.
  • Knowledge of the Housing legislation and construction related law and procedures including JCT suite of building contracts. Asbestos Management Regulations, OJEU regulations and The  Housing Grants, Construction and Regeneration Act 1996
  • Computer literate with sound knowledge of Window based packages.





  • Previous experience of working in a similar role with a minimum of 3 years’ experience if not holding an equivalent degree.
  • Experience of using and managing contracts under JCT standard forms of contract, and acting as the Contract Administrator
  • Experience of managing external consultants and project management from client brief to handover and managing external building contractors.
  • Previous experience in preparing plans and applications for Planning and Building Control approval
  • Experience of Interpreting complex information and situations and developing plans and solutions, devising tailored made solutions to complex problems
  • Previous experience of dealing with diverse and occasionally demanding customers in a social housing environment, including tenant and leaseholder consultation as well as Section 20 leaseholder consultation on housing repairs and improvement matters.
