Location: Manchester

Salary: £40,000–£45,000 Commissions

Job Type: Full-time, Permanent

The Opportunity

As Head of Lettings, you will shape the lettings strategy, lead a high‑performing team, and drive commercial success across the portfolio. This role blends leadership, operational excellence, and strategic thinking, making it ideal for someone who thrives in a dynamic, ambitious environment.

You’ll work closely with Operations, Property Management, Marketing, and Finance to deliver exceptional results while ensuring a seamless experience for both landlords and tenants.

 

What You’ll Be Doing:

Lead & Inspire

Motivate, coach, and develop the lettings team

Conduct one‑to‑ones, performance reviews, and ongoing training

Build a culture of accountability, professionalism, and customer excellence

Support recruitment and onboarding as the team grows

Drive Lettings Strategy

Develop and execute a lettings strategy aligned with growth targets

Monitor market trends to maximise rental income and occupancy

Set and improve KPIs including conversions, voids, and renewals

Produce performance reports and market insights for senior leadership

Champion Customer Experience

Act as the senior escalation point for complex landlord and tenant issues

Build long‑term relationships with landlords, investors, and partners

Collaborate with Marketing to boost lead generation and brand visibility

Work with Property Management to ensure smooth move‑ins and renewals

Ensure Compliance & Quality

Maintain full compliance with lettings legislation (Right to Rent, AML, deposit protection, consumer law)

Uphold strong audit standards across all lettings processes

Stay ahead of regulatory changes and implement updates promptly

Deliver Commercial Results

Drive rental growth and reduce void periods

Manage lettings budgets and deliver against income forecasts

Support new portfolio acquisitions, lease‑ups, and expansion projects

As a senior leader, your responsibilities may evolve as the business continues to grow.

 

What We’re Looking For

A proven background in lettings management (PRS, BTR, or high‑volume agency ideal)

Proven ability to lead and develop high‑performing teams

Strong commercial mindset with a track record of hitting occupancy and income targets

Excellent knowledge of lettings legislation and compliance

Confident communicator with strong negotiation and stakeholder skills

Data‑driven, organised, and comfortable in a fast‑paced environment

ARLA or equivalent qualification preferred

 

Salary & Benefits

£40,000–£45,000 per year, depending on experience

Uncapped commission
Yearly Bonus

Mon-Fri 9am-5pm
Manchester City Centre‑based

28 days holiday
