Job Description:
If you are an experienced Repairs Manager who is committed to leading a dispersed work-force of operatives, and want to help us shape and create a great service for those who need us most, this could be the role for you!
About you:
- Proven track record in operational repairs management across a large property portfolio, preferably within social housing, supported housing or a charitable setting.
- Experience of leading, developing and performance managing Direct Labour Organisation (DLO) teams to deliver high-quality responsive repairs, void works and property maintenance services.
- Strong commercial awareness, with the ability to manage budgets, control contractor spend and ensure the most effective use of in-house resources.
- Experience of overseeing contractor relationships, particularly for specialist works, ensuring quality, value for money and compliance with agreed service standards.
- Knowledge of property compliance, health and safety requirements and the Housing Health and Safety Rating System (HHSRS).
- Excellent communication, problem-solving and decision-making skills, with the confidence to lead operational teams and work collaboratively with internal and external stakeholders.
What you’ll be doing:
- Lead the day-to-day management of responsive repairs, void works and property maintenance across the designated region, ensuring services are delivered efficiently, safely and to a consistently high standard.
- Manage and optimise the use of the Direct Labour Organisation (DLO), ensuring field teams are well planned, productive and focused on completing the right work at the right time.
- Use contractors strategically to support the DLO, with a clear focus on specialist works, peak demand, compliance requirements and activities where external expertise provides best value.
- Monitor repairs performance, productivity, quality, customer satisfaction and cost control, using data to identify service improvements and drive accountability.
- Line manage field teams, setting clear expectations around performance, health and safety, customer service, workmanship and compliance with policies and procedures.
- Work closely with colleagues across property services to support effective asset management, void turnaround, planned maintenance and property compliance.
- Review customer feedback, complaints and operational trends, implementing practical improvements that improve service delivery and resident experience.
- Present clear reports to the Senior Leadership Team on key operational metrics including repairs performance, voids, DLO productivity, contractor usage, property standards and customer satisfaction
