An exciting, fast-growing Lettings Business based in Birmingham City Centre are looking to recruit a Senior Property Manager to join their team. Their property portfolio is substantial across Birmingham, due to rapid growth they are now looking for a productive Senior Property Manager who gets stuck into the day-to-day tasks of managing the portfolio. Previous experience managing a property portfolio whilst maintaining excellent service levels is essential. This position is permanent and will provide opportunity to the right candidate to progress and develop.

This role will include all aspects of Property Management including, building relationships by liaising with landlords and tenants, dealing with maintenance, issuing section notices and dealing with general lettings administration.

 

Senior Property Manager Key Responsibilities:

  • Managing a property portfolio of private residential tenancies throughout Birmingham
  • Liaising with landlords, tenants, tradesmen, service providers and professional advisors
  • Arranging and monitoring works and repairs
  • Pursuing outstanding monthly rental payments
  • Ensure that property maintenance issues are resolved in a timely & cost-effective manner 
  • Mediating between landlords and tenants on any issues or disputes
  • Negotiating terms of tenancy renewals & Handling tenancy deposit returns
  • Carrying out \ booking in Inventories, Check Out Reports and Mid Term Inspections
  • Negotiating terms of tenancy renewals
  • Answer all incoming communications 
  • Deal with customer enquiries effectively
  • Ensure focus on own development
  • Resolve complaints
  • Escalate queries outside of own authority level
  • Maintain compliance with industry and internal regulations

 Senior Property Manager Skills:

Senior Property Manager experience needed: 

  • Previous successful history in a similar property management role within residential property
  • ARLA qualification is ideal but not essential as full training can be given
  • Mature and articulate
  • Excellent communication at all levels
  • Proficient with Microsoft Excel, Office, Property Letting software
  • Full UK driving licence and use of own car
