Voids Surveyor needed in Taunton Paying £250 per day ref 5303231
Full time hours on a temporary basis
Key Responsibilities- Conduct pre-void inspections to assess properties and produce detailed specifications of work required, including estimated costs and completion timescales.
- Meet with outgoing tenants to explain property return standards, identify potential rechargeable repairs, and obtain signed recharge agreements where applicable.
- Undertake void validation inspections following receipt of keys to confirm or amend schedules of work and identify tenant-related rechargeable items.
- Take photographs and gather evidence to support recharge claims and ensure appropriate invoices are raised.
- Liaise with Asset Management and Capital Programme teams to identify planned investment works and agree the most effective approach to preparing properties for reletting.
- Produce specifications that ensure properties meet the organisation's Lettable Standard while avoiding duplication of planned capital works.
- Monitor progress of void works and provide regular updates to Lettings and operational teams regarding completion dates and any potential delays.
- Carry out post-completion inspections to ensure all works have been completed to the required quality standards and that properties are ready for occupation.
- Maintain accurate records within housing management systems, including Open Housing, and ensure key performance information is recorded and updated promptly.
- Prepare property information, measurements, photographs, and relevant documentation to support advertising and reletting activities.
- Measure, specify, and order materials required for works undertaken by in-house maintenance teams.
- Install and manage key safes where required to facilitate contractor access.
- Undertake Housing Health and Safety Rating System (HHSRS) assessments and identify any health and safety risks.
- Ensure compliance with all relevant legislation, policies, and procedures, including the Construction (Design and Management) Regulations 2015 (CDM).
- Monitor health and safety standards across void properties and associated works.
- Support options appraisal processes, including recommendations for disposal, redevelopment, or major investment where appropriate.
- Provide property condition information, reports, and photographic evidence to Asset Management and senior stakeholders.
- Deputise for the Housing Void Repairs Manager when required.
