Estates Surveyor needed in Grays Paying  £297.62 per day ref OR112515

Full time hours on a temporary basis

• Manage a mixed commercial property portfolio.
• Act as the primary point of contact for tenants and occupiers.
• Develop and maintain strong relationships with tenants and stakeholders.
• Ensure properties are managed efficiently and in accordance with lease obligations.

• Lead on rent reviews and lease renewals.
• Negotiate lease terms, lease re-gears, assignments, and variations.
• Implement new lease agreements and related documentation.
• Provide professional advice on Landlord & Tenant matters.
• Negotiate with tenants and professional advisers to achieve commercially beneficial outcomes.

• Monitor rental income, service charges, and other property-related income streams.
• Work closely with finance teams to ensure accurate financial records.
• Prepare income forecasts, budgets, and financial reports.
• Monitor portfolio performance against financial targets.
• Identify risks and opportunities to improve asset performance and income generation.

• Maintain accurate property and lease records.
• Produce regular reports on:
  • Rent reviews
  • Lease renewals
  • Tenant negotiations
  • Portfolio performance
  • Estate management activity
• Provide insights and recommendations to support strategic decision-making.

• Ensure compliance with relevant property legislation and professional standards.
• Manage lease obligations and key lease events.
• Support risk management and ensure appropriate controls are maintained across the portfolio.
• Maintain high standards of professional practice in line with RICS requirements.
